Midland, Guildford & the Swan Valley
Window Tinting
Midland
Our workshop is in Bassendean, ten minutes down Great Eastern Highway. Midland is about as local as we get — homes and offices done at your place, cars done at ours.
— Ten minutes from the workshop — Same business, same street, since 1995 — Manufacturer backed lifetime warranty
Local, properly
We're the next suburb along
Solarban WA has operated from 4/53 May Holman Drive, Bassendean since 1995. Midland is a straight run down Great Eastern Highway, and Guildford sits between the two. This isn't a service area we drive out to — it's the neighbourhood.
That matters more than it sounds for two reasons.
For cars, it's genuinely convenient. Automotive tinting has to be done indoors, which for most of Perth means a trip. From Midland, Guildford, Woodbridge or Viveash it's a ten-minute drive and you can walk to a coffee while it's done.
For homes and offices, you're not paying for someone's travel time. We're not covering a two-hour round trip to quote a job up here, and if something needs looking at again afterwards, coming back isn't a production.
The local problem
Why the eastern suburbs run hotter
Anyone who's driven from Cottesloe to Midland on a February afternoon already knows this: the eastern suburbs sit several degrees above the coast, and they hold that heat well into the evening after the sea breeze has cooled everything west of the river.
That changes what's worth fitting. On the coast you're often managing glare. Out here you're managing heat load — which points at films with high infrared rejection rather than films chosen for how dark they look.
Older brick and tile
Around the Midland town centre and Woodbridge. Original single glazing that does almost nothing against solar heat, often in rooms with smaller windows where two or three panes are the whole problem.
Newer estates
Midvale, Stratton, Bellevue and out toward Ellenbrook. Large modern glass and alfresco sliders on smaller blocks, with little shading and a west-facing living area.
Semi-rural blocks
Swan Valley, Herne Hill, Millendon. Bigger houses, more glass, long exposed western walls and no neighbouring buildings to break the sun.
On a larger block with a long western aspect we'll often recommend treating the west and north-west glass only. It sounds less thorough than doing the house, and it's usually where the money actually works.
Homes
Home window tinting in Midland and Guildford
Guildford is its own conversation. The heritage precinct around Stirling Square and James Street has original glass in timber frames, and the right film there is a neutral, low-reflectance one that does its job without being visible from the footpath. If your place is heritage-listed, check requirements with the City of Swan before booking — approvals vary by listing and it's a quick call.
Everywhere else through Midland, Midvale and Stratton it's a straightforward heat-and-glare job. Ceramic film is the usual answer: strong infrared rejection at a light tint, no metal in it so nothing interferes with Wi-Fi or TV signal, and no purple fade three summers in.
Rooms people actually call us about
- West-facing living and family rooms — the single most common job
- Alfresco sliders that turn the back of the house into a greenhouse
- Home offices and studies where afternoon glare makes a screen unreadable
- Rooms with timber floors or rugs showing fade lines
- Not south-facing glass, which gets very little direct sun in Perth
- Not windows already shaded by deep eaves or an established tree
Ranges and film options are on our home window tinting page. Where privacy is the issue rather than heat, frosted film is the product you want.

Business
Trade, retail and industrial glass
Midland's commercial mix is different again from the coast or the western suburbs. Retail through Midland Gate and the town centre, a long strip of trade and light industrial along Great Eastern Highway and through Bellevue, plus the offices and consulting suites around the health campus.
| Setting | Usual problem | What we fit |
|---|---|---|
| Trade counters & showrooms | Big west-facing glazed frontage, unbearable by mid-afternoon | High infrared-rejection solar film |
| Retail and street frontage | Heat, plus tagging on exposed glass | Solar film, plus anti-graffiti film |
| Offices & consulting suites | Screen glare and ground-floor privacy | Neutral film, with frosted banding |
| Warehouse & workshop offices | Mezzanine and office glass overheating | Solar film specified for the aspect |
| Premises left empty after hours | Forced entry through glass | Security film, specified by thickness |
Commercial work can run after hours or over a weekend, and we work in sections rather than shutting a whole floor. Full range on the office window tinting page.
Cars
Looking to tint a car?
If you're looking to tint a car, call us or drop in. The workshop is at 4/53 May Holman Drive, Bassendean — ten minutes from Midland, and easily the shortest run of any suburb we cover.
All automotive work is done indoors, and that's deliberate. Film goes on wet and stays tacky while the adhesive sets. A single speck of dust landing on it in that window becomes a permanent bubble — not something that works itself out, but a redo of the whole pane. An enclosed workshop is the only reliable way to avoid it, which is the same reason panel shops don't spray in the open.
Most cars take two to four hours depending on window count and how curved the rear glass is. From up here that's genuinely a drop-off-and-collect job rather than a day out.
Everything is fitted within Western Australia's legal limits — at least 35% VLT forward of the B pillar, minimum 20% behind it, measured through your glass and the film together rather than taken off the film's box. Ring with your make, model and year for a price. Detail on the car window tinting page.
What to expect
Booking, timing and what a job involves
- Quote
Free and on site for homes and businesses. Over the phone for cars, with the make, model and year.
- Timing
Most homes are a single day. Cars two to four hours. Commercial work is staged around your trading.
- Busy season
October to March is our heaviest stretch. Book ahead if you're aiming to have it done before summer bites.
- Afterwards
Leave the glass a few days to cure, then clean with a soft cloth and mild soapy water. No ammonia.
One honest note on timing: if you ring us in late January because a room has become unbearable, you're joining a queue with everyone else who did the same. The quiet months to get it sorted are April through August.
Questions
Midland questions
How far are you from Midland?
About ten minutes. The workshop is at 4/53 May Holman Drive, Bassendean, straight down Great Eastern Highway with Guildford in between. It's the closest we are to any of our service areas.
Do you tint cars on site in Midland?
No — all automotive work is done at the Bassendean workshop, because dust and temperature during application are what cause bubbling and peeling. Given the distance, most Midland customers just drop the car in.
Do you work on heritage properties in Guildford?
Regularly, using neutral low-reflectance films that don't alter the look of original glass. If your property is listed, check the requirements with the City of Swan before booking, as approvals vary by listing.
Which film is best for eastern suburbs heat?
Usually ceramic or spectrally selective, because both reject infrared strongly at a light tint. Darkness and heat rejection aren't the same thing — a good light film outperforms a cheap dark one.
Do you cover Ellenbrook and the Swan Valley?
Yes, along with Midvale, Stratton, Swan View, Herne Hill and out through the valley. No travel surcharge on any of it.
